August house sales in detail

Sales during August included a St Sampson’s building plot for £290,000 and two fields in St Martin’s that sold for £50,000. A flat in Hauteville sold for £190,000 and the most expensive property was a St Peter’s farmhouse for £925,000, closely followed by a Georgian town house sold by Cooper Brouard for £880,000.

Nearly half the house sales were in the £300,000 - £500,000 range. Approximately one-quarter were below £300,000 and the remaining quarter or so were above £500,000.

Of the 104 transactions registered at the Greffe, 60 were “arms-length” sales and 19 could be termed “domestic”, transferring an interest in a property rather than full ownership without affecting market conditions.

The remainder were separate agreements realigning boundaries or granting access onto a neighbour’s property for future maintenance. 25 such contracts were required in August, virtually a quarter of all the documents registered. The sooner Guernsey’s Essential Access Law is introduced, the better!
